A typical single-family appraisal runs $300 to $600 on a normal timeline, more like $800 or above for a larger or unusual property, or for a rushed turnaround ahead of a closing deadline. It's a one-time expense, not a recurring bill, and it carries more weight than the price suggests: an appraisal that comes in below the purchase price can force a renegotiation or kill the deal outright, since most lenders won't fund more than the home is actually worth.

These key factors affect home appraisal affordability

Property size and type

Larger homes and properties with unusual features - a guest house, acreage, an unpermitted addition - take longer to research and inspect, and the fee reflects that extra time. A 1,200-square-foot starter home and a 4,000-square-foot custom build don't cost the same to appraise even in the same zip code. Condos and manufactured homes usually get their own forms too, since the appraiser has to pull comparable sales from similar units rather than nearby detached houses.

Loan type and appraisal requirements

Who ordered the appraisal changes more than the paperwork. A lender-ordered appraisal for a conventional loan is fairly routine - one appraiser, one visit. FHA and VA loans draw from a smaller, government-approved roster of appraisers and often run a bit higher as a result, and a value that comes back far from the purchase price can trigger a second opinion. An owner-ordered appraisal, done outside a loan process for something like an estate or a divorce, follows its own rules entirely. Some refinances skip the appraisal altogether if an automated valuation model clears the loan, which erases the fee completely.

Market conditions and appraiser availability

In fast-moving markets, or in counties with only a handful of licensed appraisers, turnaround slows and rush fees creep in whenever a buyer needs the report back quickly to hit a closing date. Rural properties tend to cost more too, for a more mundane reason: fewer comparable sales nearby mean the appraiser has to drive farther and dig deeper to build the value case.
