A basic older houseboat can be found for well under $50,000; a new luxury build with multiple decks and a full kitchen can run past $500,000. Whatever the price, it's typically financed as a marine loan rather than a mortgage, and because a houseboat this size sometimes gets treated more like an RV or even a manufactured home than a standard boat, terms can look different from what a smaller runabout or pontoon loan would get. On top of the loan, there's a slip or moorage fee every month just to have somewhere to keep it tied up.

Marine loans price by credit tier the same way auto and boat loans do, but the spread between a top-tier rate and an average one tends to be wider than what you'd see on a mortgage. It's worth getting quotes from two or three marine lenders rather than taking the first number offered, since on a loan this size even half a point in rate adds up.

Marina fees and moorage

This is the cost buyers most often underestimate before they've fallen for a specific boat. A slip in a popular waterfront town with limited dock space costs a lot more than one at a quiet inland marina with plenty of open moorage, and unlike the loan, there's no point in ownership where this fee goes away.
